When facility systems like HVAC, electrical, telecommunications and elevators are not operating correctly, it's easy to recognize. However, when the roof system is not operating correctly, it's not so easy to see and can become an "out of sight, out of mind" oversight. Roof system materials are not intended to last for years without proper maintenance and inspection. Unlike any other facility system, the roof is subject to a myriad of weather conditions that can deteriorate the materials over time. Just like changing the oil in your car can avoid a costly seized engine, ensuring roof materials are periodically repaired will avoid costly major repairs in the future.

Here are some important things to keep in mind:

NEW ROOF WARRANTIES

If you've recently had a new roof installed, the NDL 20-year manufacturer warranty provides additional confidence and protection. However, to keep the NDL warranty valid, manufacturers require annual or bi-annual inspections. 

INSURANCE CLAIMS & HISTORICAL DATA

The first thing owners do after a storm or other incident damages their building’s roof is contact their insurance company to file a claim. The challenge is that insurance companies can deny claims due to a lack of historical roof data that includes pictures from previous annual inspections.

FACILITY BUILD-OUT PROJECTS

Facility managers routinely "build out" new tenant operational improvements such as HVAC, ventilation and communication systems that have to penetrate the roof system to be installed successfully. During the installation, there may be unintended damages that could create a scenario for a leak to occur. A preventative maintenance inspection can identify damages and prevent a small leak from turning into a major repair.

FAILED INSTALLATION OR REPAIR METHODS

When your new roof is installed or you've had repairs, it's assumed everything was installed correctly and to manufacturer specifications. Unfortunately, some roofers take shortcuts that may not be evident for months or years to come. Incorrect adhesives, improper flashing methods and flawed slope designs are just a few of the issues we see during our inspections.
